From historic residential enclaves to vibrant urban neighborhoods, San Jose offers extraordinary variety, character, and a rich architectural heritage.
Andy Sweat is a San Jose real estate agent with 200+ sales in the city, representing both buyers and sellers. His deepest concentration of experience is in Rose Garden, where he has completed 75+ sales, with additional buyer and seller transactions in Willow Glen and elsewhere in San Jose and its surrounding neighborhoods.
Andy evaluates each property at the neighborhood and home level. For sellers, that means looking closely at the street, lot, architecture, condition, preparation, comparable sales, and likely buyer response when developing pricing and positioning. For buyers, he applies the same local context to property conditions, inspections, comparable sales, value, and offer strategy.
That level of detail matters in San Jose, where pricing and strategy can change meaningfully from one neighborhood, street, and property to another. Andy’s approach is to understand the specific home and its immediate market first, then build the buying or selling strategy around what the evidence supports.

Andy helps San Jose buyers evaluate more than the asking price. He looks at relevant comparable sales, property condition, disclosures, inspections, location, and likely repair or renovation needs to help determine what a home is actually worth to the buyer.
In neighborhoods such as Willow Glen, that can mean looking closely at differences between individual streets and pockets, long-term resale considerations, and whether inspection findings are meaningful concerns or typical for an older home. Andy then helps buyers build an offer strategy around the property, competition, terms, and their long-term goals.
Andy's San Jose buyer experience includes homes such as 1499 Rosecrest Terrace in Rose Garden ($2,775,000) and 1555 Callecita Street in Willow Glen ($2,800,000), where inspections, the condition of older homes, and the right comparable sales all shaped what the home was worth and how to structure a competitive offer.
Andy helps San Jose sellers decide how to prepare, price, position, and market a home around the property and its immediate market. That includes determining which improvements are worth making, which expenses may not produce a meaningful return, and how comparable sales, condition, location, and buyer demand should influence pricing.
From there, Andy carries the strategy through presentation, offer evaluation, and negotiation of both price and terms.
Andy's San Jose seller experience includes multi-million-dollar homes such as 1631 University Way in Rose Garden ($4,625,000) and 1721 Laurelwood Drive in Willow Glen ($2,800,000), where preparation, accurate records, and positioning against the right comparable sales can have a significant impact on the final price.
San Jose is made up of distinct neighborhoods where two homes with similar square footage can face very different pricing and buyer considerations. Street location, lot characteristics, architecture, age, condition, updates, and nearby comparable sales can all change how a property should be evaluated.
Andy’s experience is especially concentrated in Rose Garden, where older and architecturally distinctive homes often require property-specific analysis, and in Willow Glen, where clients have described meaningful differences between individual streets and pockets of the neighborhood. His transaction history also extends into other parts of San Jose. For buyers and sellers, that means decisions can be based on the market immediately surrounding the property rather than treating San Jose as one uniform real estate market. "This was a great example of how solving the right problem before going to market can make a meaningful difference in a sale.
The home had square footage that was not accurately reflected in the county records. Rather than simply listing the property with the discrepancy and leaving buyers to sort through it, I worked diligently with the City, providing documentation and working through the process until we were ultimately able to get the records corrected to reflect the home’s true square footage.
In Willow Glen, where price per square foot can have a significant impact on how buyers perceive value, that mattered tremendously. I believe having the additional square footage officially recognized ultimately added approximately $150,000 to the value of the sale.
Just as importantly, it removed uncertainty. Buyers can become hesitant when the physical home doesn’t match the public record, particularly when questions arise about permits or whether additional square footage is legitimate. By resolving the issue ahead of time, buyers could focus on the home itself rather than worrying about a potentially significant unknown.
We generated multiple offers and were in contract within seven days. We then negotiated a 14-day close along with a 45-day free rent-back for my sellers, who were in the process of purchasing their next home.
The result wasn’t just a strong price. We maximized the value of the property, removed a potential obstacle before buyers ever encountered it, and structured the transaction around what my sellers actually needed. Giving them the time and flexibility to purchase and move into their next home without feeling rushed."

San Jose offers a wide range of neighborhoods, housing types, price points, and access to major Silicon Valley employment centers. Buyers can find everything from older character homes to condos, townhomes, newer properties, and higher-end homes. The right area depends on budget, commute, schools, lifestyle, property preferences, and long-term plans.
San Jose home values can vary significantly by neighborhood, street, property condition, lot, home style, school boundaries, and buyer demand. Buyers should evaluate comparable sales, disclosures, inspections, location, and potential repair or renovation needs rather than relying on the list price or broad citywide averages alone.
San Jose sellers should consider preparation, pricing, presentation, timing, comparable sales, and nearby competition before going to market. Not every home needs a major renovation. Andy Sweat helps sellers determine which improvements are worth making, how the property should be positioned, and how to evaluate both the price and terms of incoming offers.
San Jose includes single-family homes, condos, townhomes, older and architecturally distinctive properties, newer construction, larger-lot homes, and high-end properties. Housing can differ considerably between neighborhoods, so a property is generally better evaluated against similar nearby homes than against broad San Jose averages.

Each differs in housing style, lot size, pricing, schools, commute patterns, amenities, and buyer demand.
