Rose Garden is Andy Sweat’s deepest concentration of neighborhood experience in San Jose, with 75+ sales in the area and experience representing both buyers and sellers. It is also a neighborhood Andy knows personally: he grew up in Rose Garden, attended local schools, and remains involved in the community.
Known for its tree-lined streets, architectural character, and older homes, Rose Garden is highly property-specific. Differences in architecture, condition, renovations, lot characteristics, and immediate street context can meaningfully affect how a home should be evaluated. Andy applies that neighborhood-level experience to preparation and pricing for sellers, and to inspections, value, and offer strategy for buyers.
“I love the Rose Garden because it feels like a piece of old San Jose that time never completely carried away. There is history in these streets. In the century-old Craftsman homes, Spanish Revivals and stately Colonials, beneath great trees that have watched generations grow up here, and in quiet moments you can almost imagine the orchards that once stretched across the Valley. There is a romance to the architecture, the gardens, the wide porches and the beautiful imperfections of homes that have been gathering stories for a hundred years. The Rose Garden has always felt that way to me. Not simply a place I admire, but a place I carry with me, like the memory of somewhere I have always belonged.”

Buying in Rose Garden often means evaluating older and architecturally distinctive homes where condition, renovation history, inspections, and even the specific street can matter. Andy helps buyers compare a property with relevant nearby sales, review disclosures and inspections in context, and distinguish normal older-home issues from concerns that deserve closer attention.
When the right property comes up, he helps buyers evaluate value and competition and build an offer strategy around the specific home and terms rather than simply focusing on the asking price.
Selling in Rose Garden starts with deciding what the home actually needs before it goes to market. Andy evaluates condition, architectural character, relevant nearby sales, buyer expectations, and which preparation work is worth doing versus where additional spending may not improve the result.
He then carries that strategy through pricing, positioning, presentation, offer evaluation, and negotiation. For older or distinctive properties, that includes presenting the home’s character effectively while addressing issues that could create unnecessary buyer hesitation.
Rose Garden is not one uniform real estate market. Homes can differ significantly by age, architecture, lot, renovation quality, condition, and even street or block, which can change which comparable sales are actually relevant and how buyers respond to a property.
Andy’s connection to Rose Garden goes beyond transaction history. He grew up in the neighborhood, attended local schools, remains involved in the community, and has relationships with homeowners that have helped buyers uncover properties before they reached the open market. His experience is especially concentrated in Rose Garden, with additional transaction experience in nearby Shasta-Hanchett Park and other parts of San Jose.
That combination of transaction history and long-term familiarity helps Andy evaluate homes at the property and street level rather than relying on broad neighborhood averages.
"A 1940s estate-style home on University Avenue with great presence, a beautiful lot and the kind of character that makes these Rose Garden properties so special. The home had been well cared for over the years, but much of it was dated and there were a number of inspection items that could have easily distracted buyers from what made the property exceptional.
We were very deliberate with the preparation. Rather than trying to modernize everything, we focused on improvements that would make the home feel fresh and cared for while preserving its original character. We also made the decision not to spend money in areas where we didn’t believe the seller would see a meaningful return.
Pricing required just as much thought. Rose Garden values can vary considerably depending on the street, lot, architecture, condition and even where a home sits within a particular block. We positioned the property based on those nuances rather than simply applying a price-per-square-foot number to a handful of nearby sales.
The strategy generated strong interest and multiple offers. From there, we were able to use the competition to push both price and terms while carefully evaluating which buyer offered the greatest certainty of closing.
There were some concerns surrounding the age and condition of the home during the process, but our experience with Rose Garden properties helped us put those issues into the proper context and keep the transaction moving forward.
Ultimately, it was a great example of how preparation, hyperlocal knowledge, thoughtful pricing and negotiation can all work together to maximize the outcome for a seller."

Yes. Andy has helped Rose Garden buyers uncover homes that were not publicly listed by contacting homeowners through relationships he has built in the neighborhood. In one client example, multiple off-market possibilities were identified before the buyers ultimately purchased a Colonial home without it ever reaching the open market.
Older Rose Garden homes should be evaluated individually rather than treated like newer tract housing. Buyers should pay close attention to inspections, disclosures, renovation history, systems, architectural details, and any issues related to the property's age. Andy helps buyers distinguish concerns that deserve closer attention from conditions that may simply be typical of an older home.
Andy Sweat evaluates Rose Garden homes using the most relevant nearby sales while also considering the specific street and block, lot, architecture, condition, renovation quality, and buyer response to similar properties. A broad neighborhood median or price-per-square-foot figure can miss important differences between Rose Garden properties.
Rose Garden includes very different housing products and sub-pockets, from historic single-family homes to newer construction. Even similar-sized homes can differ in value because of architecture, lot, condition, renovations, street location, and comparable sales. Broad neighborhood averages therefore provide context, but they should not replace property-specific analysis. Read more
Rose Garden includes a mix of older and architecturally distinctive homes, including Craftsman, Spanish, Colonial, Tudor, and other early-20th-century styles. Because renovation quality, original details, lot characteristics, and condition can vary substantially, buyers and sellers should evaluate each property against the most relevant nearby homes rather than relying only on broad neighborhood averages.
Andy Sweat helps Rose Garden buyers evaluate the specific property, understand competition, review disclosures and inspections, and structure an offer around the home and terms rather than simply chasing the list price. His neighborhood relationships have also helped clients uncover off-market opportunities when suitable homes were not publicly available.
The right preparation depends on the property. Andy evaluates which work is likely to improve presentation or address buyer concerns and which improvements may not produce enough return to justify the cost. With older or architecturally distinctive Rose Garden homes, preserving the character that makes the property appealing can be just as important as updating it.
An older Rose Garden home is not automatically a formally designated historic property. San José uses several historic classifications, and nearby Hanchett and Hester Park includes a designated conservation area. Owners considering significant work or a sale should verify the property's actual status rather than assuming based on age or appearance alone. Read more
